Airport Way Residence is a multi-generational house located on a sloped site overlooking the Columbia River, with views extending across the surrounding low-lying terrain. The building is arranged to retain the existing topography, with outdoor space distributed across terraces and a roof patio that connects the new addition to the original dwelling.
The project introduces a new residential volume for multi-generational living, directly linked to the existing single-family house. The original building, constructed by Pacific Timberworks, was the first cross-laminated timber project in Canada. Its structure is assembled using threaded wood dowels mechanically fastened into timber panels, without the use of glue. The relationship between the two buildings is organised around a shared roof patio, which establishes a clear connection while allowing the buildings to operate independently.
Circulation is arranged to provide separate outdoor areas for the addition, while maintaining shared access at the roof level. A new garage accommodates multiple vehicles associated with seasonal and recreational use, with its scale and placement maintaining continuity along the street. The existing garage is repurposed as a patio, reorienting the primary living level toward views of the Columbia River.
A 6.7-metre sliding door provides direct access from the addition to the roof patio, supporting flexible use between interior and exterior spaces while maintaining privacy within individual living areas. Additional exterior amenities include a hot tub and sauna outbuilding, as well as a stepped patio located on the slope overlooking the river. These outdoor spaces are positioned to engage with seasonal changes in water level and activity within the adjacent wetlands.
Exterior materials include cedar siding and pine soffits, set against a steel superstructure with expressed Douglas fir structural elements. Windows are oak-framed passive house units by Internorm, with an aluminium patio slider at the roof level. Interior construction incorporates solid walnut millwork fabricated by KT Creations. Environmental performance is addressed through a fully electric building system, including a heat pump and high-efficiency glazing, scaled to support year-round occupation and seasonal use.
